Why use a specialist
What makes an HMO job different from a normal refurb?
An HMO is judged against licensing standards, fire guidance and planning rules as well as the building regulations. The work has to satisfy all of them at once, and the paperwork matters as much as the finish.
Rooms that measure up
Every letting room is measured before design, so the layout is planned to the room sizes your council is likely to require.
Fire safety done properly
Detection, fire doors, protected routes and fire stopping, built to your fire risk assessment and photographed.
Amenities to the ratio
Kitchens and bathrooms sized to the number of sharers in your council’s published standards.
A licence-ready handover
Electrical and alarm certificates, building control sign-off where it applies, drawings and photos in one pack.
Services
Every HMO service, from conversion to compliance

Does your shared house need a licence or planning?
The rules differ between England, Wales, Scotland and Northern Ireland. Choose a nation, the number of sharers and storeys to see the headline position. Councils can add their own schemes, so always check the address.
This is general information, not legal advice. It assumes the sharers are not one household (in Scotland, not from one or two families; in Northern Ireland, more than two households) and the house is their main home.

Questions
HMO works: common questions
What is an HMO?
A house in multiple occupation is a home shared by people who are not one household, such as unrelated sharers who each have a bedroom and share a kitchen or bathroom. The exact legal definition and licensing thresholds differ between England, Wales, Scotland and Northern Ireland.
What does HMO refurbishment include?
Anything from a single fire door or bathroom to a full strip-out: fire detection and fire doors, kitchens and bathrooms sized for the number of sharers, electrics, damp repairs, decoration, and the certificates a council asks for.
Do you work outside England?
Yes. We carry out HMO works in England, Wales, Scotland and Northern Ireland, and we price against the rules for each nation and the council’s own standards.
Can you price a council schedule of works?
Yes. Send us the council’s letter, licence conditions or notice and we will price each item separately and give you evidence of completion.
Do you guarantee the council will grant a licence?
No contractor can: the licence decision is the council’s. We build to the council’s written standards and give you the paperwork an inspection asks for.
How do you price?
After a free site visit we send an itemised written quote. Once the scope and specification are agreed, the price is fixed in writing. Our guide prices page shows typical UK ranges.
